Then I position the price against the sales around you, not the asking prices. Once it is listed you get the numbers on a regular basis: showings, feedback, what has moved in the market, and how your home compares with the competition.

Straight answers
From the comparable sales around you, the current market and your home's condition, positioned for the highest price the market will pay. We go through the numbers together before anything is listed.
Anything material — facts that could affect the price or a buyer's decision. You complete a disclosure statement when we list. Accurate disclosure prevents most post-sale disputes; withholding information can have serious legal consequences.
Sometimes. An agents' open house brings in other REALTORS®; a public one lets many buyers see the home at once and creates urgency. I recommend one only when it will help.
It usually comes down to location, condition or price. Location can't change, so we work on the other two — and keep comparing your asking price with similar homes nearby the whole time it is listed.
It sets out the price, any conditions, the possession date and when it expires, with a deposit as good faith. You can accept, counter or decline. Once everyone signs it is binding, so we go through every term first — and your lawyer can review it too.
Usually the title, a current survey where one is needed, and access for a home inspection. I'll tell you what to expect so nothing holds up completion.
